TOUR THE OVERALL DESIGN INFORMATION AND ANSWER THE FOLLOWING QUESTIONS:

Questions For Contractor
  • Construction method for loft area? Build like a deck inside the building to reduce need to attach to existing load bearing walls? Work with post construction every other joist - revise joist to 16" on center.
  • Down sizing mechanical room door to even out the head space between the loft and bathroom space? Yes, meeting 8/8 to determine exact height of ceiling and size of new door.
  • Enough electric to building for all things? Outdoor kitchen? M to work on rough electrical plan for Donny to review.
  • Reset all windows and doors flash correctly? Yes, can be done!
  • Remove old interior plaster it is molding...remove and finish with drywall? Yes can be done, finish to be drywall.
  • Need to design pergola for chairs and corrugated plastic weather barrier...Also want to create an additional pergola at the main house kitchen door area where the outdoor table and umbrella are... Work with 3x3 and 2x6 - measure of second pergola 8/8
  • Can we vent the pool heater out the west side wall below the loft area to save closet space and fire rated chase area? E  to check and see if that is possible need 90 degree turn under 6'
  • Can we move the pool control to the RV garage double door area? Yes include notes on rough electrical plans.
  • Loft railing is unconventional will it be a problem for inspections? Could be so we will final before building desk and specialty rail.
  • Creative use of drain pan under washer dryer to create a mock mop sink - discuss pros/cons? Select new sink reverse location of sink and washer/dryer.
  • Review exact rules of sink sizes - 15" on diagonal?  M- pick new larger sinks!
  • Attic stairs - possible option to cut down wood ones for a custom fit? Yes, but not as durable.
  • Electrical and plumbing for outdoor kitchen - discuss pros / cons? Water shut off inside garage, use pex to reduce freeze thaw risks and consider quick connect fittings for ease of weatherization.
  • Do you have a laser measure to take an exact measure of the ceilings? YEAH!!!
  • Sound batt insulation for walls and loft floor around pool equipment - discuss pro / cons?Yes use sound batt with sheet plastic skin to secure and protect batt.  Also work on solution M to research insulating garage door kits.
  • Solar Tubes - my roof model isn't exact so I would suspect that installing these exactly where they are placed in the model may or may not be possible...discuss pros / cons? Agreed, tricky we will work with what we get when we get there...
  • Elimination of many original items - enclosing kitchen area...flooring, roof, windows, doors, ect.. - thoughts on budget at this point? Budget still on target!
  • Do you have an I pad or android device?  If so are you interested in using the BIM X app for these plans? M to create BIM X hypermodle for contractor.
